Commercial Associate, Data Center Asset Management
About the role
Anthropic leases large data center campuses from developers, and our compute roadmap depends on those campuses being built, energized and handed over on schedule. When a signed project slips, the fastest fix is often commercial: change who pays for what, who controls what, and what happens when a date is missed. This team renegotiates signed deals to get projects back on track and then makes sure what was agreed actually happens.
You will be second chair on every one of those negotiations, working directly with the team lead, and we expect you to be able to run a site on your own within six to nine months.
What you will do
Run the issues list on live renegotiations and keep parallel papers conformed (term sheets with more than one counterparty, amendments, side letters, schedules), catching the differences before the other side does.
Turn first drafts of term sheets, amendments and formal notices with in house and outside counsel.
Write the internal approval memo and collect sign offs from Finance, Legal, Construction, Power and Operations.
Hold the day to day channel with the developer and its counsel on deliverables, lists and dates, and escalate commercial points and misses.
Visit the sites. Sit with developer and landlord management (not only the operations team) to see what is going wrong and what is going right, and turn what our construction leads are seeing into contract positions.
Own version control, the notice calendar and the claims register.
Help onboard two senior contract specialists on the team.
You may be a good fit if you
Have carried complex commercial agreements from term sheet to signature as the person holding the issues list, in real estate, energy, infrastructure, construction or project finance.
Can read a lease, work letter or construction contract and say in plain English who carries which risk and what happens when a date is missed.
Have held your ground with counterparties in challenging situations day after day without losing the facts or the relationship.
Write short memos a busy executive can approve from.
Are comfortable walking a construction site and asking management direct questions.
Stay exact on versions and details when the timeline is days, not weeks.
Have legal or commercial training. This is not a lawyer role and a law license is not required.
Strong candidates may also
Have worked on data center, power or heavy industrial development.
Have amended, restructured or worked out a project that was already in trouble.
Know their way around the lender consents and financing documents that sit behind a lease.
Already use AI tools to compare documents, draft and track.
We can teach
Data center vocabulary (commissioning levels, power feeds, ready for service conditions).
Our form documents and internal approval systems.
Logistics
Full time.
Compensation: [to be set]
Regular travel to project sites in the US. Not site based. Travel 30% of the time.
